CITY OF EL MONTE ZONING CODE UPDATE

THE COMPREHENSIVE ZONING CODE UPDATE

 

The City of El Monte is completing a comprehensive update of Title 17 (Zoning Code) of the El Monte Municipal Code (EMMC). The Zoning Code outlines what uses can go in different areas of the City. In addition, it provides the rules residents, business owners and developers must follow when constructing new or adding to existing housing units or commercial buildings. The Zoning Code also includes the zoning map, which is a visual illustration of El Monte’s various zoning districts (e.g. single-family, mixed-use and manufacturing). Many of the Zoning Code Updates are being made to make the document consistent with the City’s General Plan. The General Plan is a long range document that outlines policies for future growth and development.

 

As part of the Zoning Code Update, General Plan Map and Zoning Map changes are proposed for 26 different areas of the City. In addition, the City is proposing some updates to Title 15 (Building and Safety) of the EMMC. Finally, the City is proposing some updates to the Gateway Specific Plan and the Downtown Main Street Specific Plan.

 

The City is currently circulating the Zoning Code Update’s environmental document and supporting materials. After the circulation period is complete, the project will be presented to the Planning Commission for a recommendation and the City Council for final decision.
